Fascia and Soffit Repair in Austin, TX

Fascia and soffit repair in Austin comes before any new gutter, because hangers cannot hold in rotted wood. We check the board at every free estimate, confirm the repair scope on that estimate, and put it in a written quote. Then we deal with the water that caused the rot.

Decide this in the right order: find the source of the water, repair the wood, then hang the gutter. Skip a step and the job fails. New wood behind a leaking gutter will rot again. A new gutter on a soft board will pull away. Our estimate looks at both together, which is the reason a gutter company is a sensible first call when the rot sits at the eave.

What fascia and soffit actually do

The fascia is the long board at the roof edge, also called the gutter board. It closes off the rafter ends and carries the gutter. The soffit is the panel on the underside of the overhang. It closes the eave, and vented soffit lets air into the attic.

Both are trim. Neither is meant to stay wet. When water gets to them, they fail quietly, often behind a gutter where nobody looks.

What a fascia and soffit job can include

Treat this as a water repair that happens to involve wood. The job starts at the gutter, where the water usually comes from, and moves to the board behind it. The part of the gutter in the way comes down so the damage can be read properly. What happens next depends on how far the rot has traveled and on the scope we confirm at the estimate. Some work may belong with a carpenter or roofer. What we will do goes on the written quote line by line, and anything else is named as not included.

  • Board check. The eave is looked at and pressed along the run, not just at the stain.
  • Soffit check. Nearby panels are checked for stains, sag and blocked vents.
  • Water source. Joints, slope, overflow and downspouts are traced back to the wet wood.
  • Confirmed board work. A patch or replacement as quoted, with cut ends sealed and painted.
  • Rehang. The gutter goes back into solid wood at the correct slope.

Signs of wood rot from gutters

  • Peeling or bubbling paint along the board, usually worst near corners and end caps
  • Dark streaks below a gutter joint
  • A board that feels soft when pressed with a screwdriver handle
  • Hangers or spikes that will not stay tight
  • A gutter pulling away from the house with no storm to blame
  • Soffit panels that are stained, sagging or loose
  • Wasps, birds or rodents using a gap at the eave

Why does fascia rot on Austin homes?

Rot needs water that stays. USDA Forest Products Laboratory research puts the threshold at about 20 percent moisture content in wood; below that, decay fungi cannot sustain growth. A board that dries out after each rain can last for decades. A board that stays wet behind a gutter cannot.

Austin's weather can look too dry for rot. Normal rainfall is 36.3 inches (NOAA 1991-2020), and July brings only 1.93 inches. But the local failure is about where the water goes, not how much falls. Four common patterns keep the wood wet:

  • A leaking joint. Corners and end caps drip straight onto the board. See leaking gutter repair.
  • Clogged channels. Oak debris holds water against the back of the gutter for days.
  • Overflow in bursts. The City of Austin has recorded more than 5 inches of rain in several hours, and water that spills over runs down the wood.
  • Lost slope. A run that has dropped holds water beside the fascia. See sagging gutter repair.

How is rotted fascia repaired?

Scope depends on how far the rot has gone. We confirm fascia and soffit scope on the estimate, so you will know what we will take on and what belongs with a carpenter or roofer before you approve anything.

Typical repair paths. Actual scope is confirmed on the estimate.
RepairWhen it fitsTrade-off
Treat the source onlyStains, with sound wood underneathLowest cost, but the board still needs watching
Spot repair of a short sectionRot limited to a few feet, often at a cornerKeeps most of the board; needs careful joints and paint
Fascia replacement along a runRot along much of a runMore carpentry, and the gutter must come down
Soffit repair or panel replacementStained or loose panels near the damaged boardVents should stay open; hidden framing may need a look
Refer the framingRot reaches rafter ends or roof deckCalls for a roofer or carpenter

Whatever the path, paint and seal cut ends and exposed faces so the new board stays dry. Replacement is often the moment to reconsider the gutter itself, since it is coming down anyway. Compare a rehang with gutter replacement on your quote.

Drip edge and soffit vents: two checks worth making

A drip edge is the metal strip that steers roof water into the gutter. Home inspection guides note that when it is missing, too short or under the wrong layer, water can get behind the gutter and soak the top of the fascia. A new board will not stop that, so it becomes a roofing item. Outside air enters at soffit vents and leaves at ridge or roof vents, which controls attic heat and moisture. Insulation pushed too far into the eave can block that path, so keep the vents open during any panel work.

Do you need a permit for fascia and soffit repair in Austin?

Usually not, inside the City of Austin. The city's list of work exempt from building permits includes repairing or replacing exterior trim components, including wood fascia, trim and soffits. That item is on the residential list, which covers one- and two-family homes and townhouses of up to three stories. The commercial list has no matching item.

Exempt work must still meet code, and the city says so plainly. Confirm with Austin Development Services if your project is unusual. This exemption is Austin only. Other cities and HOAs set their own rules, so check locally before work starts elsewhere.

Texas has no statewide roofing contractor license, and no state gutter license was found, so there is no state card to ask for. City contractor registration applies to work under a building or trade permit. Ask any company for proof of insurance and references.

What affects the price of fascia replacement?

We do not give dollar ranges for fascia here, because published figures measure very different jobs. Your estimate is free and your quote is written. Angi lists Austin gutter labor at about $75 per hour, which gives you some sense of what a labor-heavy job involves. The price will move with these factors:

  • Linear feet of board and soffit affected
  • Board size and profile, and whether it must match an older house
  • Paint, primer and color matching
  • Height and access at the eave
  • How much gutter has to come down and go back
  • Whether rot has reached anything behind the trim

The biggest unknown is what sits behind the gutter, so ask each bidder how damage found after the run comes down gets priced. Under Austin's oak shade, wood can stay damp longer, so check the whole run rather than pricing only the stain you can see. If the cause sits at the roof edge, a roofer's bill may land on top of the gutter work. Get every trade's line in writing before you compare.

Why V&V for gutter board repair

Avijit R. wrote that the team showed up on time, explained what needed to be done and worked quickly without cutting corners. That habit matters on rot, where the honest answer may be a smaller job or a different trade. Peter K. met us on a Monday and had a repair and install finished the next day, which was a past job and not a promise. Victor runs the company and Omar leads installs.

  • The cause gets fixed too. Gutters are our daily work, so the water source gets the same attention as the wood.
  • One visit, one quote. The fascia check is already part of our estimate process.
  • Honest scope. If the rot is beyond what we should take on, we will say so.
  • Clear explanations. Reviewers describe crews who explain what needs to be done.
“V&V was great to work with. I met with them on a Monday to discuss my project. They came the next day and did a perfect repair and install on my gutters.”
Peter K., Google review, April 2025
“…From the initial quote to the final installation, everything was handled professionally and efficiently. The team showed up on time, explained what needed to be done, and worked quickly without cutting corners.”
Avijit R., Google review, April 2025
“Omar and his coworker replaced all our old gutters, hauled off the old gutters and said to call if we had any issues at all. Very polite and efficient.”
Vann S., Google review, 3 years ago

Fascia problems turn up wherever gutters have been neglected. We take estimates from our South Austin base out to Lago Vista, Pflugerville and Dripping Springs. Keeping it from coming back is mostly gutter cleaning twice a year and after major storms, as West Virginia University Extension advises.

Common questions

Can new gutters go on rotted fascia?

No, not if you want them to stay up. Hangers need solid wood, and a soft board gives them nothing to hold. The gutter will loosen and the rot will keep spreading behind it. We check the fascia during the free estimate, then show on the written quote what needs repairing before any new gutter is hung.

Does V&V do the fascia carpentry or only the gutters?

We confirm scope on the estimate. Fascia carpentry varies from a short patch to long runs and framing, so we look at the damage before we commit. You will see on the written quote what we will do. If part of the job needs a carpenter or roofer, we will tell you that plainly so you can plan around it.

Does the Austin permit exemption apply in Round Rock or Georgetown?

No. The exemption comes from the City of Austin's own list, so it applies only to work inside Austin. Other cities have their own permit rules, and HOAs may have rules on trim color or materials. Check with your local building department before work starts. We will not guess at a local rule.

How can I tell if fascia is rotten from the ground?

Look for peeling paint, dark streaks and a gutter that no longer sits tight against the board. Corners and the ends of runs tend to go first. From a stable ladder, press gently with a screwdriver handle. If it sinks in or feels spongy, the wood has started to rot, and it is time to have it looked at.

Is soffit damage always caused by gutters?

No. Soffit stains can come from a roof leak, a gap at the roof edge, or an attic ventilation issue, and pests make their own holes. Gutters are a common cause, especially overflow that runs back under the eave. We will show you what the gutter is doing. If the source looks like the roof, we will suggest a roofer.

Can a missing drip edge rot my fascia?

Yes. Without a drip edge that reaches the gutter, roof water can run behind it and soak the top of the board, even when the gutter itself is sound. We look at that gap at the estimate. Because a drip edge belongs to the roof, we will tell you when a roofer should fix it before new wood goes up.
