We cover all of Georgetown, the Williamson County seat, by way of I-35 or SH 130. It is bigger than most people assume. The 2020 census counted 67,176, and Census Bureau estimates had it at 106,907 by July 2025. One city holds four different gutter jobs: thin soil over limestone in the west, flat blackland in the east, a large 55-plus community on Williams Drive and a protected Victorian core around the courthouse square. A single answer will not fit them all, so we start with your address.
Gutter service in Georgetown on either side of the Balcones line
The Balcones Escarpment runs through town. Roughly east of I-35 the land is flat with black, fertile Blackland Prairie soil. To the west it turns hilly and karst-like, with little topsoil over limestone, and the North and Middle Forks of the San Gabriel River cut through the middle. Here is how that plays out on a roof.
| Part of town | What drives the job | Where we usually start |
|---|---|---|
| West of I-35 | Oak and juniper litter, thin soil, sloped lots | Guards and clean discharge paths |
| East of I-35 | Blackland clay that swells and shrinks | Extensions reaching 6 to 10 feet from the slab |
| Sun City, off Williams Drive | Homes dating back to 1995, owners who may want less ladder work | Inspecting older runs, then guards |
| Downtown and Old Town | Historic overlay review, older trim | City check first, then profile and color |
Hail is the storm on record here. FOX 7 reported that a storm late on May 27, 2020 hit the northwest side with stones from ping-pong ball to baseball size, damaging roofs and trees along Williams Drive from Sun City to I-35. A dented trough can hold water, so look along each run after a storm and before any guard goes on. Census survey data puts the median home at 2008, which leaves most metal young outside the older streets near the square and the first Sun City sections.

Low-maintenance guards for Sun City and Williams Drive
Sun City Texas opened in June 1995 as an age-restricted community about 10 miles west of I-35, with roughly 15,700 residents as of 2021. National tables list aluminum gutters at 20 to 30 years, and the oldest sections are now 31. If you would rather stay off the ladder, micro-mesh is the common choice: a fine metal screen that blocks debris and passes water. It cuts cleaning but does not end it, and we will tell you so. Ask your community association about exterior changes before work begins, and bring its answer to the estimate.

“Victor did a great job in installing the leaf-guard on the gutters. They are very respectful & responsive.”
“…He responds to all your messages and solves your queries. I have talked with many other vendors before deciding to go with V&V. They were prompt on time, commitment and professional in their work.”
Services that match the San Gabriel side of town and the blackland side
- Micro-mesh guards
Less ladder time for Sun City owners and for lots under oak west of I-35. We check the gutter first, because a guard belongs on a run with years left.
- Gutter replacement
Mid-1990s runs off Williams Drive are at or past the listed life span. The old gutter leaves with us, and the new length is formed at your curb.
- Downspout extensions
East of I-35, blackland clay punishes short discharge at the slab. We carry roof water 6 to 10 feet out along ground that keeps falling.
- Fascia and soffit repair
Older wood trim near the square needs checking first. We confirm scope on the estimate, and inside the overlay districts you should ask the city before exterior work.
- Gutter cleaning
Twice a year and after major storms is the West Virginia University Extension baseline. Lots near the San Gabriel forks and under old oaks may need more.
- Storm gutter repair
The May 2020 hail ran from Sun City down Williams Drive to I-35. A dented run can hold water, and we document the damage and quote the repair in writing.
- Sagging gutter repair
Gutters on 1990s Sun City homes can lose slope as hangers loosen. We rehang the run and check the fall, so water reaches the downspout and leaves the eave.
Historic review around the Williamson County courthouse
The 1911 courthouse anchors a National Register district listed in 1977, and Georgetown has protected its central business district by local ordinance from 1976 on. The city's Historic and Architectural Review Commission reviews projects in the Downtown and Old Town overlay districts, and a Certificate of Appropriateness comes from the commission or the Historic Preservation Officer. Whether gutters need one is a question for the city's historic planning staff, so contact them before you schedule. Outside those overlays, check with the city or your HOA. Austin's rules end at Austin: its permit exemptions and WUI fire code mean nothing here.

Give us your address and we set up a visit. We measure the run, check the fascia and mark downspouts. A written quote follows, itemized by gauge, size, color, downspout count and guards, and you can take your time with it. On the day of the job our crew pulls the old metal, forms each length at the house and hangs it at a fall of about 1/4 to 1/2 inch per 10 feet. Then we walk it together and run the discharge.

San Gabriel Park, Blue Hole and Georgetown Utility Systems
I-35 splits the city, SH 130 runs along the east side, SH 29 crosses it and SH 195 heads north. Williams Drive links Sun City to the highway. San Gabriel Park covers 180 acres along the forks of the river, under oaks the city's visitor office puts at 200 years old. Blue Hole is the swimming spot below the limestone bluffs, and Garey Park, at 525 acres, is the largest park in the system.
Georgetown Utility Systems is the city's own electric and water provider, and its water territory reaches well past the city limits, toward Liberty Hill, Florence and Salado. A Georgetown water bill does not prove a city address, so confirm that before you ask who regulates your property. The utility's customer care office also handles stormwater accounts, so start there on a street drainage question. Old Town and downtown answer to the city's overlay rules, while Sun City has its community association.

Georgetown gutter questions
Are gutter guards worth it for a Sun City Georgetown home?
Usually, if you want to spend less time on a ladder or paying for cleanings. Micro-mesh blocks leaves and fine debris, though grit still collects on top, so plan on an occasional check. On homes from the 1990s, we look at the gutters first. There is no point covering a run that is near the end of its life.
Do I need city approval for gutters in downtown Georgetown?
Possibly, so ask before you schedule. The Historic and Architectural Review Commission reviews projects in the Downtown and Old Town overlay districts. Contact the city's historic planning staff with your address and ask whether your gutters need a Certificate of Appropriateness. Our written quote lists size, color and scope, which you can attach to an application.
Why does my side of I-35 matter for Georgetown gutters?
Because the soil changes at the Balcones Escarpment. East of I-35 is blackland clay, where we push discharge 6 to 10 feet from the foundation. West of it, limestone sits close to the surface, and sloped lots move water quickly, so we watch where the runoff heads next. Either way, the estimate covers where every downspout should land.
