Waco is listed on our Google Business Profile as a service area, and V&V Seamless Gutters works here. It is also the longest drive on our map, about 95 minutes in normal traffic up I-35 from South Austin, so call before you plan around a date. What sets the city apart for us is age. Census survey data puts the median home at 1979, against about 2000 for the Austin area, and nearly four in ten went up before 1970. The 2020 census counted 138,486 people.
Gutter replacement for older homes along the Brazos River
On a house that age, the gutter is rarely the only issue. We look at fascia, old hanger holes, sagging runs and downspouts that have emptied beside the same wall for decades.

Storms are part of the record. An F5 tornado struck downtown on May 11, 1953, and killed 114 people, tied for the deadliest in Texas history. Waco's 1991 to 2020 normal is about 36.4 inches a year, nearly the same as Austin's, and it is the bursts that test old joints.
Water runs through the west side as well. Lake Waco sits on the Bosque River about two miles west of town, the Corps of Engineers runs the dam, and the Bosque meets the Brazos at Cameron Park. In May 2024, KWTX reported the lake about 20 feet above what is considered full. A wet stretch like that leaves yards soaked, and water off an old roof needs a clear path away from the house.
McLennan County soils split in two. The Handbook of Texas puts shallow, stony soil with cedar and oak to the west and black, waxy clay loams to the east, with the Brazos crossing it all. On the black ground, plan on 6 to 10 feet of discharge. Near Lake Waco and the Bosque, watch the slope and the leaf load.
Work that pre-1970 McLennan County houses tend to need
- Gutter replacement
Older homes near Baylor and downtown can trade worn sections for one seamless run. Nearly four in ten Waco homes went up before 1970, and on a replacement the old sections leave with us.
- Fascia and soffit repair
Decades of drips rot trim on pre-1970 houses. We confirm wood scope on the estimate. We press each board before a new hanger goes in, and you see any soft spots in writing first.
- Storm gutter repair
Document and quote wind or hail damage after a McLennan County storm. Photograph it from the ground, then call. Waco is our longest drive, so we will tell you plainly how the schedule looks.
- Downspout installation
Move water off black clay on the east side of the Brazos. Aim for 6 to 10 feet on that ground, and check that the water keeps moving once the extension ends.
- Gutter cleaning
Clear rental homes on a schedule. About half of Waco's occupied homes are rented. West of the river, cedar and oak add to the load, so book around a lease change and keep the written record.
- Leaking gutter repair
Old joints on a mid-century Waco house can drip for years before anyone looks. A single bad corner may only need a repair, and we write up both options when both are reasonable.

Baylor, Cameron Park and McLennan County rules
Waco is the McLennan County seat. Our map here runs from Baylor University, which moved to town in 1886, and the 1870 Suspension Bridge over the Brazos to the 416 acres of Cameron Park and Lake Waco along the western edge. City ZIP codes start at 76701. Permit questions go to the City of Waco, or to whichever neighboring city you live in. Austin's permit list does not apply here.
Two city programs are worth knowing. Waco bills a drainage utility fee on the monthly water bill, tied to surfaces such as roofs, driveways and pavement. One equivalent residential unit is 2,633 square feet, and the city's Drainage Fee Map shows the measured surface for your address. Historic review is narrower than people expect: certificates of appropriateness apply to Local Historic Landmarks, not to a property that holds only a state or national listing. Castle Heights is one of four National Register districts in town, so check your own designation with Planning Services before you assume either way.

Waco gutter questions
Does V&V really cover Waco from South Austin?
Yes. Waco is a listed service area on our Google Business Profile. It is also our longest drive, about 95 minutes each way in normal traffic, so we ask you to call first. We will look at the calendar and give you a realistic answer before you wait on us.
Are gutters on a 1950s Waco house worth repairing?
Sometimes. A loose run or a single leaking corner can be repaired. If leaks show across many joints or the fascia behind has gone soft, replacing it with a seamless run usually makes more sense. With so many older homes in Waco, we check the wood first, then write up both the repair and replacement options if each one is reasonable.
Do new gutters on an older Waco home need a certificate of appropriateness?
Only if the property is a Local Historic Landmark and the work falls within the rule. Waco exempts routine maintenance that needs no building permit, and a National Register listing alone does not trigger review. Finish or design changes on a landmark can count, so ask Planning Services before you change a profile or color. We will put the scope in writing for you.
